FLOOD INSURANCE – WATCH OUT FOR THE NEW FEMA RULES:
May of 2010 FEMA adopted a new rule concerning community discounts
on flood insurance. Under the new rule, and property whose 1st
living floor is 1 foot or more below FEMA’s Base Flood Elevation
will not receive the Community Rating System (CRS) discount of 20%
that other Indian Shores properties enjoy. In the past all
properties in Indian Shores received the CRS discount. With this new
rule some policyholders will see a surprising increase in premium on
renewal.
Be aware that mistakes happen. For a variety of reasons the
information that FEMA has can be incorrect. And that incorrect
information can result in loss of the CRS discount without the
policyholder being aware or knowing why.
So if you’re not sure if you’re receiving the 20% CRS discount, or
if you receive an unexpected increase on renewal of your flood
policy, be proactive. Call your agent. Find out what CRS Discount
you are receiving. If it’s not 20%, tell your agent to find out why.
And if it’s due to incorrect information about your property, ask
your agent how to get it corrected. Be persistent to have the
information corrected and your policy repriced.
Be aware that our Building Official Larry Nayman is very determined
to take the actions necessary to ensure that Indian Shores receives
the best possible rating from FEMA. As a result of Larry’s
department’s efforts, the Town’s rating has improved, and Indian
Shores’ current 20% CRS discount is one of the very best in the
area-better than any other barrier island community. And Larry
continues to work to make the discount even greater.
So, don’t let mistakes deprive you of the flood insurance premium
discount to which you’re entitled. Work with your agent to make sure
you understand how your flood insurance premium is determined.
